Terms & Conditions
HBFC is one of the leading developers and builders, responsible for the planning, implementation, and allotment of all facilities of the project — a modern and luxurious apartment complex consisting of self-contained apartments, reserved car parking, and other premium features as described in this brochure.
Application & Allotment
- Applications for allotment of apartments must be made on the prescribed application form, duly signed by the applicant along with the booking money.
- Muktijodda Bapery Monjil reserves the right to accept or reject any application without assigning any reason.
- Upon acceptance, an allotment letter with specific terms and conditions will be issued to the applicant, who shall then begin payments as per the payment schedule.
- Allotment of apartments is made on a first-come, first-served basis.
- All payments (booking, installments, additional works, and other charges) must be made by bank draft or pay order (A/C payee cheque) in favor of Hussain Builders for Future Corporation. Official receipts will be issued accordingly.
- Bangladeshi residents abroad may remit payments via TT or DD.

Toilet Features
RAK/STAR/Stala/Equivalent commode, lowdown, and pedestal basin in master bath. Other bathrooms feature oriental pan, lowdown & basin (except maid’s toilet). Glazed wall & floor tiles (RAK/STAR/Fuang/Equivalent). Bathtub in master bath.
Floor & Walls
12”x12” ceramic tiles (CBC, FUWANG, RAK, Modimati). Exterior wall: 5” brick masonry, plastered & painted with Snowcem. Interior walls: 5” brickwork, plastered & painted with distemper (color as per customer/architect choice).
Doors
Main door frame: Chittagong Shagun/Equivalent with veneered flush door shutters, French polished, and equipped with handle lock, check viewer, and calling bell switch. Internal doors: Chamble/Mahogany/Equivalent.
Windows
Aluminum sliding windows with mohair lining and rainwater barrier (3” section) as per architectural design.
Kitchen
Double burner gas outlet (if permitted) over a concrete platform with tiled top. Glazed wall tiles up to 2.5 ft height, floor tiles (CBC, FUWANG, RAK, Modimati/Equivalent), and good-quality stainless steel sink. Exhaust fan provision included.
Electrical Works
MK/Energy Super/O Plus/Equivalent switches and sockets. Separate electric distribution box for each apartment. Earth-connected outlets, AC provision in Master Bed, and Telephone, Internet, and Satellite TV sockets in living room.
Utilities
Includes Gas (if allowed), WASA, and Electricity connection costs.
Lift
One imported lift of adequate capacity.
Structure
RDD rigid frame structure designed under BNBC code to withstand adverse conditions, based on expert soil testing. 9/10-storied foundation on column footing.
Other Inclusions
Emergency generator supply for lighting in common areas, stairs, lift, and one light & fan point in each apartment.
